I visited Phoenix for the first time 14 years ago 👴🏻

Within a few months I was moving from the Dallas area to live here. A new job and new life in a new place.
Phoenix still has that energy. You are welcomed here with open arms even in the 115-degree summer.

Hot take most agents won’t say out loud…
Posting your home online is not marketing. It’s the bare minimum. The MLS does that automatically the second you sign.
Marketing is everything that happens after.
Outreach to actual buyers. Tracking what’s working. Adjusting. Doing it again until the right buyer shows up.
If your agent can’t tell you how many people saw your home this week, where they came from, and what they changed because of it... you don’t have a marketing plan. You have a prayer.

Last year I quietly signed with a talent agency to try acting.
One of the first things they told me to do was have a professional photoshoot…
When it came time for action shots, they asked if I’d had any experience in sports, and boxing came up. So naturally they wanted to show that. I start throwing punches in slow motion with perfect form, but quickly the photographer stops me, saying “you’re covering your face”.
Um… That’s kind of the point..
In the ring, of course you want to cover your face. It’s one of the first lessons you learn. But in a photoshoot, it made it difficult to see me. The form that had been literally beaten into muscle memory was now an obstacle.
There’s an important life lesson here. The things that work best are often the least glamorous. For example, everyone wants to walk around nice listings but nobody wants to cold call. There’s a dark side to everything we see on social media. We see the success but not the repetitive habits and heartbreaks along the way. But it’s through those “un-sexy” sacrifices that we know that it’s real. Results without work is a scam 100% of the time.
Anyway, this is that photo. My face is open, and I’d likely take a punch, but at least it looks good 😂

🗣️The headlines keep telling you it’s a bad time to sell. The contracts on my desk say something different.
Right-priced. Prepped before the sign went up. Marketed with a real plan. Both homes pulled motivated buyers fast and closed at nearly the full asking price.
A “slow market” doesn’t mean homes aren’t selling. It means the ones without a strategy are sitting. The ones with one are still moving quickly and for top dollar.
